Is there any cost or obligation for requesting an offer for my land?

How fast (or slow) can you close?

Most of our transactions close in about 30 days. However, if you need to close sooner, we can close in as little as 14 days when needed.

We can also delay the close date if that would be helpful to you. If a seller is participating in a 1031 exchange, we can add a provision that allows the seller the option to extend the close date by up to 90 days.

How long does it take to receive an offer?

After you submit your offer request, we'll immediately begin reviewing your land details and doing our due diligence. If a visit to your property is not required for us to make a decision, we can typically provide you with an offer within 72 hours. If a visit is required, we will arrange an appointment with you at your earliest convenience and provide you with our offer within 72 hours of our visit.

If you are aware of overdue property taxes and liens against your land, it is important to disclose this information upfront even though they will likely be discovered when the title company runs a the title search. Certain liens could result in a delay in closing.

Can you help with probate and inherited property issues?

Yes, with the help of our title specialists and legal partners, we can help resolve probate problems and other challenging title issues so that you can get your land sold in a timely manner.

What contract forms do you use when purchasing land?

We use forms that are published by the Texas Real Estate Commission (TREC). These forms help ensure the best interests of both the seller and the buyer are fully protected in the real estate transaction.

What responsibilities do I have as the seller in the transaction?

Your responsibilities as the seller in the transaction are very minimal. After signing the sales contract, your main responsibility is to simply provide the title company with the basic information they need to close. If you have a loan on the property, this would include providing the title company with your loan number and the best contact info for your lender.

Can I use the title company of my choice to close?

Yes, we can use the title company of your choice to close. If you do not have a preferred title company, we work with several very reputable local title companies who can help facilitate the closing.

What if I can’t sign closing docs in person at the title company?

We work with reputable, local title companies to handle closings just like in any traditional real estate transaction. You can pick the title company of your choice or ask us to select a good title company that we have worked with in the past. The title company will be an independent third party working on your behalf, and you can contact them anytime with any questions you might have. Once both sides have signed the required closing documents, our funds to purchase your property will be released to you. You can choose to receive the funds either by check or wire transfer.
